FAQ

Who is CCMC?

CCMC is the community management company that provides lifestyle and community association management services to Inspiration. CCMC currently manages more than 200 of the nation’s most successful master-planned communities.

At CCMC, we believe that a community is more than a collection of homes. For more than 45 years, we’ve built community by connecting residents with each other, their association, neighborhood leaders, the surrounding area and our team. We’re committed to building relationships by bringing people together in the neighborhoods where they live and in the offices where we work. We take pride in ensuring that each community we serve feels like home.

Every day, we demonstrate just how different a community association management company can be. We do so not only through our words and commitment to a service-first philosophy but also through the faces, smiles and togetherness of residents in the communities we serve. We can realize our vision for community life only through the meaningful engagements of our residents. Together, we create a better place to live and a better life.

Does Artesia have a Homeowners Association (HOA)?

Yes, for as long as you own your home you will remain a member of the Artesia Community Association. All members share the same responsibilities, as outlined in the governing documents, which include the Declaration of Covenants Conditions and Restrictions.

What is the HOA and who manages it?
The HOA consists of an elected Board of Directors who serve to enforce the HOA governing documents for the purpose of maintaining the community standard and community-wide property values. The HOA Board of Directors has partnered with CCMC to provide association staff that assists with the Board of Directors' responsibilities.

What is the responsibility of the HOA Board of Directors?
The HOA Board of Directors’ responsibilities include, but are not limited to: enforcement of the governing documents, preparation of the HOA annual budget for the association, collecting all HOA assessments due to the association, and providing for necessary HOA operational personnel.

What is the process for making an exterior modification to my home?

In order to make any physical or structural changes to the exterior of your home, a modification application will need to be completed and submitted for approval. Please submit your application along with all the necessary information that will help the committee in making a decision. Please take a moment to ensure your request will meet all rules and regulations prior to submission.

All submittals require the following:
  • A completed signed modification request.
  • A plot map marked with the requested change.
  • A current photo of the requested location (i.e. backyard).
  • A sample photo of the request (i.e. landscape borders).

Completed modification application forms can be submitted online via the Residential Modification Guidelines.

What is the life cycle of an HOA violation?

Step 1. Inspection
To uphold the governing documents and maintain Artesia’s community standards, routine inspections are conducted throughout the community. A violation is verified by field observation by the Board or its delegate, including management.

Step 2. Notices
If a violation is not corrected, notices progress in the following order:
  1. Courtesy Notice: A friendly reminder sent by mail, with at least 10 days to correct the item. No fine is assessed.
  2. Notice of Violation: Sent by first-class and certified mail. It describes the violation and the proposed fine, and explains your right to request a hearing within 30 days of receipt. No fine is assessed if the item is corrected within the time provided.
  3. Hearing (if requested): If you submit a written request, a hearing is held before the Board of Directors in executive session within 30 days of your request, with at least 10 days’ notice.
  4. Notice of Fine (Final Notice of Violation): If the violation is not corrected and a hearing was not requested, a fine is assessed and notice is sent by first-class and certified mail.
  5. Continuing Fines: If the violation continues, additional fines are assessed in increasing amounts. The Board may also choose to correct the violation at the owner’s expense, after any required notice, or refer the matter to the Association’s attorney.
Exterior modifications made without prior Architectural Standards Committee approval begin at the Notice of Violation stage.

Step 3. Re-inspection
Re-inspections are conducted after each step to either advance the violation to the next stage or close it once it has been corrected. If the same violation occurs again within six (6) months of the most recent Notice of Violation, it may be reopened at the stage where it was last closed.

Step 4. Resolution
The goal of the enforcement process is not to impose penalties, but to ensure compliance, resolve violations, and maintain the quality of our community. If you’ve received a notice and have questions, need more time, or believe it was sent in error, please contact us. We’re always happy to work with you!

The complete Covenant Enforcement and Fining Policy is recorded in the Denton County Real Property Records (Instrument No. 157828) and is available upon request.
